Cost of capital is the required return necessary to make a capital budgeting project worthwhile, It refers to the cost of equity if the business is financed solely through equity, or to the cost of debt if it is financed solely through debt. By investigating the cost of capital I aim to understand more about the rate of return that is necessary to maintain market value of real estate projects. This required rate of return would account for 2.5% annual inflation, federal and state taxes, and appreciation/depreciation’s play into the rate of return.

The second topic being capital gains in relation to real estate. Capital gains is tax on the growth in value of investments incurred when individuals and corporations sell those investments. There’s no one capital gains tax rate and there are several factors that go into which rate applies, as a result I will be going over some of the fundamentals of long term/short term capital gains.

The last topic I will cover is tax deductions. Assumed real estate depreciation is an important tool for rental property owners. It allows an individual to deduct the costs from their taxes of buying and improving a property over its useful life, and thus lowering taxable income in the process. Most rental property expenses, including mortgage insurance, property taxes, repair and maintenance expenses, insurance, and an amplitude of other things are all deductible over a 30 year cycle.
